This rental agreement is between Sun 'n Surf Vacation Rentals and _______________________, renter(s), regarding WATER'S EDGE, 3550 Coastal Highway (A1A), St. Augustine, Florida 32084. The rental is based on the specific guests identified below. Additional guests and visitors must be disclosed in writing prior to the arrival date. No parties allowed at the home. The maximum number of guests is eleven (plus a baby in crib).

SECURITY DEPOSIT

A security/damage deposit in the amount of $1000.00 is required. Assuming no damage, lost items, extra cleaning requirements, or violation of restrictions, the deposit will be returned within 15 days of the departure date.

PET DEPOSIT

Pets are welcome at Waters Edge. Please read, print and sign the Pet Policy if you are bringing your pet. The Pet Package is required for pets staying at Water’s Edge.  The cost of the Pet Package is $200.00 per pet.  An additional refundable $1000.00 pet deposit is required for each pet. If there is no damage your $1000.00 pet deposit will be returned within 15 days of the departure date.


The deposits are NOT applied toward the rental fees, but

will be held as security until the house has been inspected.

CANCELLATION PLOLICY

Trip Cancellation Insurance is strongly recommended. 

If you would like to purchase Trip Cancellation Insurance,

click here and fill out the Travel Insurance form

completely and return it with your rental agreement.

In the event you must cancel, Security/Damage

and Pet Deposits will be refunded in full.
Rental and Pet Fees plus taxes will be refunded as follows: Before 120 days - 100% refund, 90 to 120 days - 75% refund, 60 to 90 days- 50% refund, 30 to 60 days - 25% refund, Less than 30 days-no refund

PAYMENT

Full payment is due at the time the reservation is made if the arrival date is within six months. This includes rent, security/damage deposit, pet deposits, taxes and additional packages. If the arrival date is more than six months away, a $500.00 deposit is required to reserve the house.  Full payment must be made six months prior to your arrival. These payments can be made by check or credit card.  Visa, MasterCard and Discover are accepted. Please check the Rental Agreement for the refund policy.

Cleaner arrived at 10:00am sharp. You must vacate the home before 10:00am. If the cleaners have to wait for you to leave, you will be charged for thier time which will be taken from the security deposit.

Smoking is NOT permitted inside the house. Smoking is

permitted on the outside decks. Any evidence of smoking inside the house will result in forfeiture of the security/damage deposit.
